Property sourcing: behind the scenes

Leah Bryce launched her award-winning business, Leah Bryce Property Sourcing, in 2023.


Since then, she has worked with several property seekers, including internationally mobile families and professionals, to help them find and settle into the home of their dreams. 


Being entrusted to find the perfect home for her clients is both an achievement and a pleasure for Leah, who shares one of her successes with us here, providing an insight into her expertise.


On this occasion, the brief was to find a property that would accommodate both the business and the personal requirements of her client,  Dana-Karen Ciccone,  who had moved to Edinburgh from Boston. Dana-Karen was seeking a period property that could also house a Pilates studio, so that she could run her business, Movement Remedies, from home.   

 

Leah’s experience resulted in securing a Grade-A-listed Georgian home in the heart of Stockbridge for Dana-Karen, in a very short space of time.  

 

As Leah explains: “There’s something incredibly special about bringing a truly bespoke property search to life, and this one was no exception:

 

“One of the most rewarding parts of what I do is working on searches that are completely individual. This project was about blending lifestyle and business requirements in a way that felt seamless.”

 

Leah delivered a beautifully restored Georgian residence that retains its original character,  including ornate cornicing and large sash-and-case windows, while incorporating a dedicated Pilates space.


She says: “With more buyers seeking homes that support well-being and flexible living, properties like this are rare.


“Now sympathetically restored by Dana-Karen and her husband, this home is a wonderful example of what’s possible with the right vision and the right property.


“Both work from home, so their requirements for the appropriate balance of living and working space were complex. In addition to the capacity required to accommodate 

bulky and heavy Pilates equipment, the studio needed to be situated in a room that kept it as  

separate as possible from the living space.” 

 

On receipt of the brief in October 2024, Leah quickly got to work on the search. It took her just two and a half weeks to find the property and the clients’ offer on their new home was accepted in November. They received the keys in January 2025.

 

Recalling the start of her journey to find the ideal property, Dana-Karen says: “It felt like hunting for a needle in a haystack at first, as we tried to find a property that suited our tastes perfectly, while also allowing for maximum comfort and practicality in our work lives.


“Then Leah stepped in and saved the day. I’m still blown away by her skill and tenacity in securing this property for us.”
