Property consultancy builds listing of 150 ‘quiet seekers’ in its first year
North Berwick property consultancy, Mowatt Move Smarter, reports that 150 ‘quiet seekers’ have joined its register in its first year of trading.
Its quiet seekers are potential buyers who set out what they are looking for in a property, in anonymous profiles on the firm’s website. Sellers can match directly with a quiet seeker, launch discreetly as what Mowatt Move Smarter terms a ‘hush home’ or go to the open market on Rightmove, with the same team throughout.
The consultancy, which launched in September 2025, said its register currently lists 42 potential buyers in Edinburgh and 72 in North Berwick, with the rest located in other areas of East Lothian.
It also reported that a two-bedroom bungalow in North Berwick sold in just eight days through the firm, to a buyer who was one of the quiet seekers on the firm’s website
Annabelle Watt, co-founder of the consultancy said: “The vendor approached us on the Thursday. We let our ‘quiet seekers’ know over the weekend. Three people viewed the property on the following Tuesday and the offer from a cash buyer was accepted on the Friday. The missives concluded within a month.”
The firm’s other co-founder, Phil Mowat, said: "It's not rocket science to match people with the right properties off-market. We've just built our own system to make it work. Our buyers act as a barometer for the market. If your house fits what someone is looking for, there's a good chance we can sell it to them off-market."
