Scotland's house prices climb to record levels

The Registers of Scotland (RoS) annual analysis of Scotland’s property market has revealed that in 2025-2026, the total value of sales in the Scottish residential-property market reached a record high of £24.3bn – the highest level since records began, more than 20 years ago. 


The study also found that the total market value of new-build residential sales grew by nine per cent between 2024-25 and 2025-26.  In 2025-26, around 10 per cent of residential property sales in Scotland were new builds.


In the last year, the median price of a residential property in Scotland was £198,000, an increase of four per cent from £190,000 in 2024-25. The total number of residential-property sales in Scotland was 104,408, an increase of five per cent on 2024-25


Over the 10-year period from 2015-16 to 2025-26, the median residential property price in Scotland rose by 41 per cent from £140,000 to £198,000, while the number of houses sold increased by four per cent.


The analysis also identified that the total market value of non-residential sales in 2025-26 was £3.9bn. Commercial sales accounted for 82 per cent of the total value, with the remainder from sales of land, agriculture and forestry.


Commenting on the report, an RoS spokesperson said: “In 2025-26 the total value of residential sales was £24.3bn, an increase of seven per cent when compared with 2024-25, and an increase of 45 per cent when compared with 2015-16.”
