ESPC reveals the best-performing postcodes for property lets in Edinburgh

Property portal, ESPC, has revealed Edinburgh’s best performing rental postcodes in the second quarter of 2026, highlighting where buy-to-let investors are achieving the strongest returns.

 

Using the newest rental data from Citylets, alongside ESPC’s latest house-price analysis, the portal has identified the areas that delivered the most attractive rental yields between April and June 2026, with five postcodes emerging as especially strong performers.

 

ESPC noted that this appeared to be a particularly strong period for most property types across most postcodes, with most categories reporting a yield of six per cent or above.

 

With easy access to the city’s finest restaurants, shops, green spaces and the main business districts, EH3 remains one of the most sought-after areas. One-bedroom properties achieved an average yield of 7.1 per cent, while two-bedroom homes returned 5.8 per cent and three-bedroom properties produced 5.5 per cent.


The EH4 district also performed well, attracting tenants to its upmarket suburbs, such as Cramond and Barnton, as well as its more affordable pockets like Drylaw, Pilton and Drumbrae. Offering excellent transport connections and proximity to the coastline, EH4 appeals to a wide range of renters.


During the second quarter of 2026, EH4 delivered impressive rental yields across the board; one-bedroom homes delivered 6.7 per cent, with two-bedroom and three-bedroom properties generating 6.6 per cent and 5.2 per cent, respectively.


EH8, which includes areas such as Meadowbank and Willowbrae, is popular with

tenants at varying stages of life, thanks to its proximity to the city, the seaside, amenities and green spaces.


This postcode area reported especially strong returns during this period: one-bedroom properties produced a yield of 6.5 per cent, and two-bedroom homes 6.4 per cent. Its reputation as a family-friendly place to live is supported by a rental yield of 7.7 per cent for three-bedroom homes, showing how strong this location is for residents looking for a larger or longer-term home. This is the strongest result throughout the city during this period.


To the west of the city centre, EH11 delivered particularly strong rental yields thanks to a

combination of relatively affordable property prices and increasing tenant demand.


Encompassing Gorgie, Dalry, Polwarth, Shandon and Slateford, this district appeals to a

diverse tenant base. One-bedroom homes recorded an average yield of 6.1 per cent, while two-bedroom properties achieved 6.4 per cent on average. However, once again three-bedroom properties stood out, offering a robust 7.1 per cent return – one of the highest yields throughout Edinburgh during this quarter.


EH12 also posted strong results during this period. Covering popular areas such as

Corstorphine, Murrayfield and Saughtonhall, this west Edinburgh postcode is known for its excellent amenities and transport links and therefore has broad rental appeal for tenants at all stages of life. One-bedroom homes produced an excellent yield of 6.7 per cent, while two-bedroom homes reached 6.4 per cent and three-bedroom properties 5.7 per cent on average during this period.


There were some standout yields recorded across the city too, with one- and two-bed properties in EH14 recording yields of 6.7 per cent and 6.4 per cent respectively, while in EH15, two-bed properties recorded a return of 6.5 per cent on average.


Nicky Lloyd, head of ESPC Lettings, said: “Following on from a stable start to the year, the second quarter of 2026 has continued to feel balanced and secure across the Scottish private rental sector, despite the ongoing turbulence of major global events in the background. These are still yet to be felt across the market although investors are likely braced for a higher cost of living to kick in.


“This latest report shows strong results for landlords and investors, with high demand for homes across Edinburgh at all sizes and stages, which will be reassuring for current investors and those considering taking the plunge. Most property types across the city recorded rental returns of six per cent or above, which are considered very strong, and offer plenty of options for those considering investing or expanding their rental portfolio.


“Whether investors opt for a one-bed property aimed at a young professional, or a larger family house in the suburbs, these latest figures show that there is much to feel confident about when considering making a longer-term investment.”
