ESPC house-price report reveals buyers “keen and ready to proceed”

Property portal, ESPC’s monthly report covering March-May reveals that buyers and sellers are taking a cautious approach, which may be linked to economic uncertainty.
However, the data also finds that the median selling time across Edinburgh, the Lothians, Fife and the Borders was quicker than during the same period in 2025, with properties going under offer two days faster, in 25 days. ESPC said that this indicates that “buyers are present in the market and keen and ready to proceed.” The average selling price rose by 1.6 per cent, to £287,249, during the period.
ESPC reported that sellers appear to be assured too, with the volume of properties using the ‘offers over’ marketing method rather than fixed price rising by 6.9 per cent year-on-year, suggesting that sellers are upbeat about achieving a healthy sale price.
Within Edinburgh, one-bedroom flats in Gorgie were the most affordable property type, with an average price of £153,154. Two-bedroom flats in Leith remained the top-selling property type.
