ESPC house-price report for April-June

ESPC’s house-price report for April-June has revealed that the average selling price in the capital rose 3.7 per cent during this period, to £307,412 – making it the most expensive of the regions studied (Edinburgh, the Lothians, Fife and the Borders), to buy a home in.


The data also found that property in the city centre is continuing to demonstrate “notable growth”.  Prices here rose by 8.8 per cent year on year, to an average selling price of £336,840. 


The average house price in the east of Edinburgh, encompassing in-demand neighbourhoods such as Leith, Portobello and Meadowbank, was £272,518, a year-on-year upswing of 6.5 per cent.

 

Within Edinburgh, the east of the city was the top-performing area for property sellers, with homes clinching 103.4 per cent of their valuations. Within this part of town, homes in Easter Road sold for 108.1 per cent of valuation, followed by Leith at 105.3 per cent and Craigentinny at 103.6 per cent. 

 

The data showed that properties in Edinburgh sold in 21 days (two days sooner than in the same period last year).  Homes in the east of the city, in Leith, Portobello and Easter Road were snapped up within 15 days, four days faster than in 2024. 


Properties in the south-west of the capital, in neighbourhoods such as Balerno and Currie also flew off the market quickly, with a median selling time of 16 days.


Two-bedroom flats in Leith were the most popular property type, across all regions studied, showing a 20.8 per cent rise in sales. 

 

ESPC chief executive, Paul Hilton, commented: “As we move into the summer, the outlook remains strong. Whether it’s first-time buyers seeking value in Leith, families upgrading to larger homes in the suburbs or downsizers capitalising on high demand, there are abundant opportunities in today’s market.”
